Over the past few months, we have all been learning how to adapt to the changes brought on by the COVID-19 pandemic. While many of our social events or travel plans have been put on hold, moving does not have to be. Moving and Storage are actually considered essential businesses, which means they remain open. With a little extra planning and by following the CDC and WHO safety measures, you can safely move during the COVID-19 outbreak. Here are some of our top safety tips for moving during COVID-19 to protect your family and belongings.

What to do before your move:

1. Plan a Contactless Move during COVID-19

As you begin researching moving companies online, remember to also ask questions on how they are mitigating the health risks of COVID-19. A few movers can provide virtual estimates, rather than in-home visits. The video estimate feature allows you to get the cost of your move without having an onsite estimator in your home. You can also use this handy moving box calculator to figure out how many moving boxes you will need.

2. Get packing supplies delivered to you

Since studies have shown that the coronavirus can live on cardboard for up to 24 hours, it's best to purchase new moving boxes and tape from your mover. 3. Let others know ahead of time

You should also notify your neighbors by phone or email so that they can be aware to keep a safe distance in halls and elevators on your moving day.

As you prepare for your move, mark boxes of unwanted clothing and non-perishable food items that can be donated to the Goodwill or local food bank. The COVID-19 outbreak has caused food insecurity for many families; donating your shelf-stable foods is a great way to lighten your load and give back to your community.

5. Extra Sanitary Precautions while moving during COVID-19

Movers should come prepared with their face masks. Keep your distance from movers and avoid handshakes. Keep soap, running water and paper towels available for movers and your family to wash your hands throughout the day. As much as possible, keep windows opened to allow plenty of fresh air to circulate.

6. Label rooms and boxes to make the move seamless

Take the time to label your boxes and the rooms in your new home before your movers arrive. Clear signs will help movers know where to place each moving box and large furniture without you having to come into close contact with them. Creating a simple floor plan ahead of time will save you time and money.

7. Clean your new home before unpacking

After the movers leave, take some time to disinfect any areas that are high touch zones. Wipe down door handles, light switches and bathrooms before you finish unpacking. Get rid of any germs that could have been brought in on foot traffic by sweeping and mopping your floors. 

8. Pack your patience and an overnight bag

Finish unpacking by disinfecting boxes or simply wait 24 hours. Pack a fresh set of sheets, pajamas and toiletries in your overnight bag. This will come in handy after a long day of moving.

Best Time to Sell? When Competition Is at an All-Time Low | MyKCM

In a recent survey of home sellers by Qualtrics, 87% of respondents said they were concerned their home won't sell because of the pandemic and resulting economic recession. Of the respondents, 51% said they are "seriously worried." That concern seems reasonable considering the current condition of the economy. The data, however, is showing that home purchasers are still very active despite the disruptions American families have experienced this year.

The latest Existing Home Sales Report published by the National Association of Realtors (NAR) revealed that 340,000 single-family homes sold in this country last month. NAR's most recent Pending Sales Report (homes going into contract) surpassed last month's number by over 44%, which far exceeded analysts' projections of 15%. ShowingTime reported that appointments to see homes (both virtually and in-person) have increased in every region of the country and are up 21.4% nationwide over the same time last year.

While buyer activity is surging, the number of listings has fallen to an all-time low. Zelman Associates, in their latest residential real estate report, revealed that housing inventory as a percentage of households has fallen to 1.2%, which is half of the long-term average and lower than any other time in our history.

Bidding Wars Heating Up Again

With buyer demand growing and the supply of available homes shrinking, purchasers are again finding themselves needing to outbid other buyers. NAR, in a recent blog post, revealed:

"On average, there were about three offers on a home that closed in May, up from just about two in April 2020 and in May 2019 (2.3 offers)."

Bidding wars guarantee houses sell quickly at a price near or even slightly over the listing price.

Rising home prices have been in the news a lot lately, and much of the focus is on whether they're accelerating too quickly and how sustainable the growth in prices really is. One of the often-overlooked benefits of rising prices, however, is the impact they have on a homeowner's equity position.

Home equity is defined as the difference between a home's fair market value and the outstanding balance of all liens on the property. While homeowners pay down their mortgages, the amount of equity they have in their homes climbs each time the value increases.

Today, the number of homeowners that currently have significant equity in their homes is growing. According to the Census Bureau, 38% of all homes in the country are mortgage-free.  In a home equity studyATTOM Data Solutions revealed that of the 54.5 million homes with a mortgage, 26.7% of them have at least 50% equity. That number has been increasing over the last eight years.

CoreLogic also notes:

"…the average homeowner gained approximately $5,300 in equity during the past year."

1. Make Buyers Feel at Home

Declutter your home! Pack away all personal items like pictures, awards, and sentimental belongings. Make buyers feel like they belong in the house. According to the 2019 Profile of Home Staging by the National Association of Realtors"83% of buyers' agents said staging a home made it easier for a buyer to visualize the property as a future home."

Not only will your house spend less time on the market, but the same report mentioned that, "One-quarter of buyers' agents said that staging a home increased the dollar value offered between 1 – 5%, compared to other similar homes on the market that were not staged."

2. Keep It Organized

Since you took the time to declutter, keep it organized. Before buyers arrive, pick up toys, make the bed, and put away clean dishes. Buyers will remember the smell of your home.

3. Price It Right

More inventory coming into the market guarantees there will be some competition. You want to make sure your home is noticed. Whether you've owned a home before, or you're ready to jump into homeownership for the first time, there are always a lot of questions swirling around about what is truly required for a down payment, and how to best source down payment assistance. Let's tackle these two today.

1. How much do you really need for a down payment?

There is a long-standing misconception about down payment requirements. A survey from Fannie Mae shows only 17% of consumers know the minimum options are actually between 1 - 5% of the purchase price and 40% don't know how much they need at all.How Much Do You Know About Down Payments? | MyKCMThere are many mortgage loans available that require as little as 3% down for first-time buyers, and some ask for only 3.5% down from repeat buyers. There are even loans available for Veterans that provide 0% down payment options too.

We've mentioned recently that you don't need to come up with a 20% down payment to buy, and we've also shared how quickly you can save for a 3% or 10% down payment, depending on where you live. If you're planning to put down just 3%, the research shows it may be possible in most states to have enough saved for a down payment in less than a year. That puts homeownership in a much closer reach for many potential buyers, maybe even you!

2. How can I get help with my down payment?

Regardless of the loans available, many buyers still need assistance with a down payment. The great news is, there are a lot of ways to tap into down payment assistance options. Here are just a couple of them:

Assistance from Family Members

The National Association of Realtors (NAR) said, "a third of recent first-time buyers received down payment assistance from family members." They also mentioned, "the average net worth of those aged 75 and over stands at $264,800...They just might offer the boost the next generation needs to become homeowners."

That means one of the ways to find help with a down payment is to accept a gift from a family member. If this is an option for you, make sure you talk to your loan officer before you accept the money, to ensure you document the process the way it is required by your loan. This way, it will be received properly and you can still potentially qualify.

Down Payment Assistance Programs

The reality is, not everyone has a loved one or a family member who can provide help with a down payment. There are, however, more than 2,500 down payment assistance programs available (by local areas like city, county, or neighborhood), and some of them are even specifically for first-time buyers.

The gap, as mentioned in the same survey, is "only 23% of consumers are familiar with low down payment programs."

That's why it is so important to get familiar with these options by doing your homework before you plan to buy a home. Determine what is available in the area where you ultimately want to live, so you have all the details you need to take advantage of the down payment assistance option that is best for your family.

The Federal Reserve Bank (The Fed) recently released their 2019  Survey of Consumer Expectations Housing Survey. The survey reported that 65% of Americans believe homeownership is a good financial investment. The Fed's survey also showed that when the results are broken down by age, education, income, or region of the country, more than 55% of Americans in each category see homeownership as a good investment.

This coincides with a recent Gallup survey of Americans which revealed that real estate was their number one choice for the best long-term investment when compared to stocks, savings accounts or gold.

In a recent research paper, Homeownership and the American Dream, Laurie S. Goodman and Christopher Mayer of the Urban Land Institute explained:

"Homeownership appears to help borrowers accumulate housing and nonhousing wealth in a variety of ways, with tax advantages, greater financial flexibility due to secured borrowing, built-in 'default' savings with mortgage amortization and nominally fixed payments, and the potential to lower home maintenance costs through sweat equity."

Let's breakdown 5 major financial benefits of homeownership:

1. Housing is typically the one leveraged investment available

Homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. A 20% down payment results in a leverage factor of five, meaning every percentage point rise in the value of your home is a 5% return on your equity. If you put down 10%, your leverage factor is 10.

Example: Let's assume you purchased a $300,000 home and put down $60,000 (20%). If the house appreciates by $30,000, that is only a 10% increase in value but a 50% increase in equity.

2. You're paying for housing whether you own or rent

Some argue that renting eliminates the cost of property taxes and home repairs. Every potential renter must realize that all the expenses the landlord incurs (property taxes, repairs, insurance, etc.) are baked into the rent payment already – along with a profit margin!!

3. Owning is usually a form of "forced savings"

Studies have shown that homeowners have a net worth that is 44X greater than that of a renter. As a matter of fact, it was recently estimated that a family buying an average priced home this past January could build more than $42,000 in family wealth over the next five years.

4. Owning is a hedge against inflation

House values and rents tend to go up at or higher than the rate of inflation. When you own, your home's value will protect you from that inflation.

5. There are still substantial tax benefits to owning

We know that the new tax reform bill puts limits on some deductions on certain homes. However, in the research paper referenced above, the authors explain:

"...the mortgage interest deduction is not the main source of these gains; even if it were removed, homeowners would continue to benefit from a lack of taxation of imputed rent and capital gains."

How Housing Matters is a joint project of the Urban Land Institute and the MacArthur Foundation. It is an online resource for research and information on how homeownership contributes to individual and community success.

Their article, The First Rung on the Ladder to Economic Opportunity Is Housing, explains the importance of homeownership to a family's financial health. In that article, they simply stated:

"The ladder to economic success can stretch only so high without the asset-building power of homeownership."

To this point, National Association of Realtors' (NAR) Economists' Outlook Blog revealed in a recent post:

"Housing wealth contributes positively to the homeowner's and children's economic condition, because home equity can be tapped for expenditures such as investing in another property (which can generate rental income), home renovation (which further increases the home value), a child's college education, emergency or major life events, or expenses in retirement…

Housing wealth (or net worth or equity) is built up over time via the home price appreciation and the principal payments that the homeowner makes on the loan."

"Homeowners in the majority of markets are continuing to enjoy price gains, albeit at a slower rate of growth. A typical homeowner accumulated $9,500 in wealth over the past year."

Later in life, this wealth is crucial…

This wealth is important to a family's retirement plans. In a recent report from the Joint Center for Housing Studies at Harvard University titled, Housing America's Older Adults 2018, they revealed that a renter 65 years old or older has a net worth of $6,710. Meanwhile, a homeowner 65+ years old has a net worth of $319,200. That huge difference will allow for a dramatic upgrade in one's lifestyle during your retirement years.

In a recent Insights BlogCoreLogic reported that rent prices have skyrocketed since 2005. Meanwhile, the typical mortgage payment has actually decreased.

"CoreLogic's national rent index was up 36% in December 2018 compared with December 2005, while the typical mortgage payment was down 4% over that period."

Why the difference between the costs of renting versus owning?

It makes sense that rents have risen. However, how did mortgage payments decrease? CoreLogic explained:

"It's mainly because mortgage rates back in December 2005 were significantly higher, averaging 6.3% for a fixed-rate 30-year loan, compared with 4.6% in December 2018.

The national median sale price in December 2005 – $190,000 – was lower than the $220,305 median in December 2018, but because of higher mortgage rates in 2005 the typical monthly mortgage payment was slightly higher back then – $941 – compared with $904 in December 2018."

Additionally, a recent report by the National Association of Realtors (NAR) showed that purchasing a home requires less of your monthly paycheck.

According to the Economists' Outlook Blog, NAR's February 2019 Housing Affordability Index showed that the "percentage of income needed" to pay the typical mortgage has decreased the last three months.

  • November - 17.3%
  • December - 16.9%
  • January - 16.2%
  • February – 15.9%

What does this all mean to the current housing market? We think First American said it best in a post last week:

"The mortgage rate-driven affordability surge has arrived just in time… Rising affordability has already benefited home buyers and, if the lower rate environment persists, we're in for a great spring home-buying season."

  • 81% of Americans say their pets play a role in their housing situation
  • 31% of animal owners have refused to put in an offer on a home because it wasn't a good fit for their animals
  • 19% of Americans say they would consider moving for their pet
  • 12% percent have moved for their pet

The National housing market has been hot for a while now. The Ocean County real estate market realized animprovement in January contract sales as opposed to January of 2018.  Homes have been flying off the shelves as fast as they have been listed. Buyers have been competing in bidding wars just to find a home to buy, let alone find their dream home.

This 'seller's market' has driven home prices to new heights. Home price appreciation averaged over 6% across the country.

What's a seller's market?  Most real estate experts agree that when the supply of homes on the market falls below a six month supply, it's a seller's market.  

However, home price growth has recently started to cool down. The latest report from CoreLogic shows that home prices have only risen by 4.7% over the last 12 months.

Many buyers and sellers planning to enter the housing market this year have started to wonder if we are headed towards another housing crash. Ralph McLaughlin, Deputy Chief Economist at CoreLogic, recently stated in an interview,

"There's no reason to panic right now, even if we may be headed for a recession. We're seeing a cooling of the housing market, but nothing that indicates a crash.

The real elephant in the room here is housing supply."

The simple answer is we are returning to a 'normal' market. The inventory of homes for sale more closely matches the demand in the market. The added supply means fewer buyers are outbidding each other. Therefore, prices are experiencing less upward pressure. McLaughlin went on to explain,

"If there are a lot of homes on the market and suddenly no one wants to buy them, you'll get into a downward spiral of price competition. Right now, however, we're in the opposite situation, there isn't an over-abundance of homes on the market."

As more renters looking for their piece of the American Dream enter the housing market, demand for housing will continue to grow. The Joint Center for Housing Studies at Harvard University estimates over 30 million new households will enter the market from now through 2040.

"There's the natural life cycle of young people getting older and starting to do adult life things which include … buying a house and that's a lot of potential inertia that could last indefinitely."

Bottom Line

Home prices will start to appreciate by historical norms as we continue to head towards a more 'normal' market, rather than the over 6% seen over the course of the last couple of years. This is great news! Homeowners looking to sell their New Jersey home will have buyers, as more buyers will be able to afford them!

If your plan for 2019 includes selling your home, you will want to pay attention to where experts believe home values are headed. According to the latest Home Price Index from CoreLogic, home prices increased by 4.7% over the course of 2018.

Real estate is local. Each state appreciates at different levels. The majority of the country saw at least a 2.0% gain in home values, while some residents in North Dakota and Louisiana may have felt prices slow slightly.

This effect will be short lived. In the same report, CoreLogic forecasts that every state in the Union will experience at least 2.0% appreciation, with the majority of the country gaining at least 4.0%! The prediction for the country comes in at 4.6%. For a median-priced home, that translates to over $14,000 in additional equity next year! (The map below shows the forecast by state.)

As mentioned before, interest rates are still at historic lows, making it one of the best times to secure a mortgage and make a move into your dream home. Freddie Mac's latest report shows that rates across the country were at 4.46% last week.

Recently, David Greene, co-host of the BiggerPockets podcast and a nationally renowned author and speaker, wrote an article in Forbes explaining how investing in real estate could help build wealth. Many of the points he made also apply to a family owning their own home. Here are a few:

1. Appreciation

"The rising of home prices over time, is how the majority of wealth is built in real estate. This is the 'home run' you hear of when people make a large windfall of money. While prices fluctuate, over the long run real estate values have always gone up, always, and there is no reason to think that is going to change.

One thing to consider when it comes to real estate appreciation affecting your ROI is the fact that appreciation combined with leverage offers huge returns. If you buy a property for $200,000 and it appreciates to $220,000, your property had made you a 10% return. However, you likely didn't pay cash for the property and instead used the bank's money. If you consider that you may have put 10% down ($20,000), you actually have doubled your investment, a 100% return."

2. Leverage

"By nature, real estate is one of the easiest assets to leverage I have ever come across—maybe the easiest. Not only is it easy to leverage the financing of it, but the terms are incredible compared to any other kind of loan. Interest rates are currently below 5%, down payments can be 20% or less, and loans are routinely amortized over 30-year periods."

3. Paying Off the Debt

"One of the best parts of investing in real estate is the fact that … you're slowly paying down your loan balance with each payment to the bank… After enough time passes, a good chunk of every payment comes off the loan balance, and wealth is created."

4. Forced Equity

"Forced equity is a term used to refer to the wealth that is created when an investor does work to a property to make it worth more…

Example of this would be adding a third or fourth bedroom to a property with only two, adding a second bathroom to a property with only one, or adding more square footage to a property with less than the surrounding houses."

Though Green was talking about investors, the same could be said about a family upgrading their own home.

For centuries, people in this country have seen homeownership as part of the American Dream. Whether they were born here or immigrated from another country, they wanted to own a piece of America. With so many prominent societal changes over the last few decades, it is fair to ask if people in America still feel the same way about owning a home. The answer was made abundantly clear in two separate reports released earlier this month.

In their market trends report, As Housing Trends Shift, So Does Renter, Buyer and Seller SentimentTrulia revealed that:

"After two years of no change, the share of Americans who say that homeownership is part of their personal "American Dream" ticked up from 72 percent to 73 percent of Americans."

At the same time, the National Association of Realtors released their Aspiring Home Buyers Profile. As the report explained:

"For both homeowners and non-homeowners alike, homeownership is strongly considered a part of the American Dream. For non-owners, roughly 75 percent reported that homeownership is part of their American Dream. For owners, nine in 10 believe it is part of their American Dream."

Bottom Line

The belief among the vast majority of Americans, whether they rent or own, is that purchasing a home still remains a major step toward accomplishing the American Dream.

In today's market, where demand is outpacing supply in many regions of the country, pricing a house is one of the biggest challenges real estate professionals face. Sellers often want to price their home higher than recommended, and many agents go along with the idea to keep their clients happy. However, the best agents realize that telling the homeowner the truth is more important than getting the seller to like them.

 

There is no "later."

Sellers sometimes think, "If the home doesn't sell for this price, I can always lower it later." However, research proves that homes that experience a listing price reduction sit on the market longer, ultimately selling for less than similar homes.
John Knight, recipient of the University Distinguished Faculty Award from the Eberhardt School of Business at the University of the Pacific, actually did research on the cost (in both time and money) to a seller who priced high at the beginning and then lowered the their price. In his article, Listing Price, Time on Market and Ultimate Selling Price published in Real Estate Economics revealed:

"Homes that underwent a price revision sold for less, and the greater the revision, the lower the selling price. Also, the longer the home remains on the market, the lower its ultimate selling price."

Additionally, the "I'll lower the price later" approach can paint a negative image in buyers' minds. Each time a price reduction occurs, buyers can naturally think, "Something must be wrong with that house." Then when a buyer does make an offer, they low-ball the price because they see the seller as "highly motivated." Pricing it right from the start eliminates these challenges.
 
Don't build "negotiation room" into the price.
Many sellers say that they want to price their home high in order to have "negotiation room." But, what this actually does is lower the number of potential buyers that see the house. And we know that limiting demand like this will negatively impact the sales price of the house.
Not sure about this? Think of it this way: when a buyer is looking for a home online (as they are doing more and more often), they put in their desired price range. If your seller is looking to sell their house for $400,000, but lists it at $425,000 to build in "negotiation room," any potential buyers that search in the $350k-$400k range won't even know your listing is available, let alone come see it!
One great way to see this is with the chart below. The higher you price your home over its market value, the less potential buyers will actually see your home when searching.

Price & Visibility | Simplifying The Market

A better strategy would be to price it properly from the beginning and bring in multiple offers. This forces these buyers to compete against each other for the "right" to purchase your house.

Look at it this way: if you only receive one offer, you are set up in an adversarial position against the prospective buyer. If, however, you have multiple offers, you have two or more buyers fighting to please you. Which will result in a better selling situation?

Ocean County Real Estate Market Performance Update

June 2015

The upward trend of unsold inventory appears is starting to level off while at the same time last year it was still trending upward.  This years contract sales are ahead of last year and the trend line is level.  Lower unsold inventory and non declining sales are is good news for home prices. 

Near the conclusion of June there was a  6.3 month supply of homes to be sold.  That is down from the January high of 8.6 months. 

The indicators appear to show the state of the real estate market in Ocean County New Jersey is improving.  This is of course good news also for home owners who recently purchased. 

Keep in mind that the majority of American's gain wealth from home ownership.
